    Which Policy Pays for a Flooded Basement?

    Homeowners insurance responds to sudden, accidental water released inside the building: a burst supply line, a split water heater, a failed washing machine hose, a cracked drain line, or an overflowing fixture.

    Flood insurance (NFIP or private) responds when water arrives from outside — storm surge, tidal flooding, heavy rain running across the ground, a rising water table pushing through the foundation.

    Water backup coverage is an endorsement that responds when a sewer line, septic system, or drain backs up into the basement, and it often includes sump pump failure. Limits are usually modest — $5,000 to $25,000 — so the scope has to be documented tightly.
