    The Three Valuation Terms That Decide Your Payment

    Actual cash value (ACV) is replacement cost minus depreciation. It is what most carriers pay first.

    Replacement cost value (RCV) is the cost to repair or rebuild with materials of like kind and quality, with no depreciation deducted. On a replacement cost policy, the difference between ACV and RCV is held back until repairs are complete.

    Extended replacement cost sits above all of that. It applies when the total rebuild exceeds your dwelling limit, adding a capped percentage of extra coverage so a total loss does not stop at an outdated limit.
